Greysteel
Uses Negotiation Keynote to Strengthen Advisor Engagement
The Situation
Greysteel is a national commercial real estate advisory and capital markets firm serving private, middle-market, and institutional investors across the country. The firm provides investment sales, debt and structured finance, and advisory services across multiple commercial real estate asset classes.
As Greysteel expanded into new markets, leadership wanted its national advisor conference to focus on a skill directly connected to advisor performance and client outcomes: negotiation.
The goal was not simply to deliver a motivational keynote.
Greysteel wanted a session that would create meaningful discussion among experienced advisors, connect to the realities of commercial real estate transactions, and support broader conversations across the event.
To support that effort, Greysteel partnered with Shapiro Negotiations Institute (SNI).
Why Greysteel Chose SNI
Negotiation is central to Greysteel’s business.
Advisors regularly navigate complex conversations involving pricing, financing structures, timing, stakeholder alignment, and long-term client relationships. Leadership wanted a keynote partner that understood those dynamics and could speak credibly to experienced professionals.
Greysteel selected SNI because of its practical approach to negotiation and its experience working with executive and client-facing teams operating in high-stakes environments.
The leadership team also wanted a session that balanced substance with engagement. The keynote needed to feel relevant and grounded in real decision making while still creating energy for the audience.
The Engagement
SNI delivered the opening keynote at Greysteel’s company-wide national advisor conference.
The session focused on negotiation strategy, communication dynamics, preparation, influence, and decision making in high-pressure conversations.
Rather than presenting negotiation as a scripted process, the keynote emphasized practical frameworks advisors could apply across real client interactions and transactions.
The keynote also served as the opening segment of a broader discussion.
Immediately afterward, Greysteel hosted an internal advisor panel where team members applied the concepts directly to real deals, including affordable housing transactions and Tenant Opportunity to Purchase Act (TOPA) negotiations, which involve tenant purchase rights during the sale of multifamily properties.
The structure helped connect high-level negotiation principles with the day-to-day realities advisors face in the field.
The Response
Attendee feedback following the session was highly positive, with participants requesting additional time and continued programming after the event.
Greysteel leadership viewed the keynote as an effective way to create momentum while reinforcing negotiation as a core professional capability across the organization.
The event also reinforced an important takeaway for executive learning environments: experienced professionals respond best to examples and exercises that reflect the complexity and reputational stakes of real negotiations.
Impact
- Strong audience engagement during the keynote
- Positive feedback from advisors and leadership
- Practical negotiation concepts tied directly to live transactions
